Does a mezzanine need council approval?
Structural mezzanines require an approval pathway: either complying development where the site and design qualify, or a development application where they do not. Storage platforms under certain thresholds are treated differently from occupied floors. The pathway depends on the site's zoning, existing consents and the deck's intended use, and should be confirmed before steel is ordered.
Will new racking affect my fire sprinklers?
It can. Sprinkler designs assume a storage height and commodity arrangement, and racking that exceeds those assumptions may need head relocations, in-rack sprinklers or a revised fire engineering assessment. Checking the design basis before installing racking is far cheaper than rectifying after an insurer or certifier flags it.
What does make-good actually involve?
Whatever the lease says, which is the point. Typical obligations include removing tenant alterations, repairing damage beyond fair wear, repainting and returning services to the recorded condition. The schedule of condition from lease commencement is the benchmark, so obligations are priced against documents, not assumptions.
Can an office be added while the warehouse keeps operating?
Usually, yes. Office pods are generally built within a fenced work zone with separated access for deliveries and trades, and dusty or noisy stages are timed around the operation's peak hours. The staging plan forms part of the scope rather than being improvised on site.
How is fitout cost estimated for an industrial tenancy?
By scope package rather than a flat rate per square metre. Structural elements, fire services changes, electrical capacity, amenities and finishes each carry their own drivers, and two identically sized sheds can price very differently once slab condition and services capacity are inspected. That is why a walkthrough precedes any number.
Who signs off the fire safety changes after a fitout?
Accredited fire safety practitioners assess and certify the relevant measures, and the updated schedule feeds the building's annual fire safety statement. Keeping this documentation current protects the tenant and owner at audit, insurance renewal and lease end.
Warehouse fitout zones share space with forklifts, live racking and overhead work. Respect exclusion barriers and traffic management, never store stock against incomplete racking or under unfinished decks, and report struck racking uprights or damaged fire equipment immediately.
